For refinancers, equity remains a key factor. Borrowers with a lower loan-to-value ratio, reliable income and a clean repayment history are generally better placed to access sharper pricing. Those with stretched serviceability, recent credit issues or limited equity may still have options, but the process can require more preparation and a realistic view of lender assessment rules.

The important step is to look beyond the headline rate. A new loan may come with application costs, discharge fees, valuation fees, package fees or a longer loan term that changes the overall savings picture. Before switching, borrowers should model the monthly repayment difference, the break-even point and the total interest outcome over time. A smaller repayment today is helpful, but it should not come at the expense of paying materially more over the life of the loan.

It is also worth comparing loan features. Offset accounts, redraw access, extra repayment flexibility and fixed-versus-variable structure can all affect whether a refinance suits your goals. For example, a household focused on cash flow may value lower repayments, while another may prefer flexibility to repay faster or keep funds accessible for renovations, school costs or emergencies.
