A fresh release of Home Guarantee Scheme places has put low-deposit buying back in focus for Australians trying to move from renting or living at home into their first property.
For buyers who have been saving steadily but feel the deposit target keeps shifting further away, the scheme can make a meaningful difference.

Under the First Home Guarantee, eligible buyers may be able to purchase with a deposit as low as 5 per cent, with the government guaranteeing part of the loan so they can avoid lenders mortgage insurance. Separate support is also available through the Regional First Home Buyer Guarantee and the Family Home Guarantee, which is designed for eligible single parents and guardians and can allow an even smaller deposit.

The opportunity is important, but it is not a shortcut around normal lending checks. Banks still assess income, expenses, credit conduct, employment stability and the ability to manage repayments. Property price caps also apply, and these differ by location, so buyers in Sydney, Melbourne, Brisbane, Perth, Adelaide, Hobart, Canberra and regional areas may face different limits.

For first-home buyers, the practical lesson is to prepare early rather than waiting until the perfect property appears. That means checking whether you meet citizenship or residency rules, income caps, owner-occupier requirements and previous property ownership conditions. It also means understanding how government grants, stamp duty concessions and guarantee schemes may work together in your state or territory.

Affordability remains the key pressure point. A smaller deposit can help you enter the market sooner, but it may also mean taking on a larger loan. Before committing, buyers should stress-test their budget at higher interest rates, allow for council rates, strata fees, insurance, maintenance and moving costs, and estimate repayments across different loan sizes and terms.

It is also worth comparing lenders because not every lender participates in the same way, and loan features can vary widely. Offset accounts, redraw access, fixed or variable rates, extra repayment rules and application fees can all affect the long-term cost of a first home loan.

The latest scheme places are encouraging, especially for buyers who are disciplined savers but have not reached a 20 per cent deposit. Still, the strongest applications will come from those who treat the guarantee as one part of a broader plan: clean paperwork, realistic property targets, stable spending habits and a clear understanding of what they can comfortably repay.
