A buyer who could comfortably service a loan on paper last year may find their maximum purchase price has shifted once lender buffers, living costs and other debts are assessed together.

This is where preparation can create a real advantage. Before attending inspections or making an offer, buyers should estimate repayments under more than one interest rate scenario. Testing a higher rate, even if it is not expected, can show whether the budget still works after council rates, strata fees, insurance, utilities and maintenance are added. It can also help buyers decide whether a cheaper property, larger deposit or different loan structure may be safer.

Rate uncertainty also makes loan comparison more important. The lowest advertised rate may not be the best fit if the loan carries restrictive features, high fees or limited flexibility. Offset accounts, redraw access, fixed versus variable splits and extra repayment rules can all influence the long-term cost of a first home buyer mortgage. The right choice depends on income stability, savings habits and how much certainty the buyer wants in the early years of ownership.

Another important point is timing. Some buyers may feel tempted to wait for clearer signals on rates, while others may worry that delaying will expose them to higher prices. There is no single answer. A more useful approach is to focus on readiness: a clean savings record, manageable debts, clear documentation and a firm understanding of first home buyer loan eligibility.

For buyers close to applying, the practical takeaway is to avoid stretching to the very top of borrowing capacity. A first home should be a step forward, not a repayment trap. Comparing lenders, checking scheme eligibility and getting professional guidance early can help turn an uncertain market into a more controlled buying process.
